You typically need a boundary survey when buying or selling property, installing fences or walls, resolving boundary questions, subdividing land, or planning construction near property lines. A boundary survey helps confirm the legal extent of your parcel and reduces the risk of disputes.

A survey plan is a formal document that shows measured boundaries and site details. In Trinidad & Tobago, survey plans are often required or requested during land transactions and for certain approvals/registrations through the relevant authorities, including the government’s surveys functions (Surveys & Mapping / Director of Surveys).

Importantly, a survey plan also provides a timestamp—the date when the survey was carried out and certified. This establishes the survey’s currency and records the condition of boundaries and features at that point in time, which is critical where land use, occupation, or boundary evidence may change over the years.

No—survey work typically forms part of the supporting documentation for land transactions and related filings. Survey plans are lodged and registered at the Director of Surveys Office, Surveys and Mapping Division, Ministry of Agriculture, Land and Fisheries. Once registered, original copies of the survey plan are provided to the client, who then supplies them to their attorneys. The attorneys, in turn, deal directly with the Land Registry of the Registrar General’s Department, which is responsible for the registration of land title documents and related instruments in Trinidad & Tobago. Land surveyors do however utilize the Land Registry to conduct title searches and to obtain copies of deeds and any survey plans attached to those deeds prior to surveys being done.

Planning permission requirements depend on the project scope and location. In Trinidad & Tobago, planning permission is handled through the Town and Country Planning Division (TCPD), and building permits are typically handled through the relevant Municipal Corporation.

Turnaround times vary depending on factors such as site size, terrain, access, document availability, and the type of survey required (boundary, topographic, or construction staking). After the site visit, we confirm a realistic timeline and keep you informed at each stage of the process. Unforeseen onsite conditions—such as access issues, uncooperative/hostile occupants, environmental hazards (e.g. bees, wasps, unsecured aggressive dogs, dangerous snakes (mapepires), dangerous vegetation e.g. razor grass, cow itch) or adverse weather—may occasionally result in delays.
